This compact apartment in Anna Nagar was tidy and well-located but barely earning ₹6,000 per month. The listing had a few phone photos, a vague description, and a flat rate that didn’t reflect demand. The owner was open to help but didn’t want to hand over keys or be fully hands-off.

We proposed co-hosting: we’d take over pricing, guest communication, and cleaning coordination while the owner kept control of access and could still use the property when it was available. We started with a listing refresh — new photos, a clear title that mentioned location and work-friendly setup, and an updated amenities list. Then we switched to dynamic pricing and started managing the calendar and messages.

Anna Nagar’s demand comes from business travellers and medical visitors. We set pricing to capture that segment and used minimum stays to reduce churn. Occupancy and average rate both improved. After six months, revenue had reached ₹38,000 per month — more than 6x the starting point.

The owner still meets guests occasionally and uses the apartment when it’s empty. Co-hosting gave them a big revenue jump without going full management. It’s a model that works well for owners who want to stay involved but don’t have time for day-to-day ops.
