This 120-year-old Agraharam house in Chennai had real character — traditional architecture, a courtyard, and a story. But the listing looked like every other rental: generic photos and a short description. Revenue was around ₹5,500/month with low occupancy.
We treated it as a heritage stay, not just “a house in Chennai.” We rewrote the listing to focus on the building’s history and the neighbourhood, staged key areas, and did a dedicated photo shoot that highlighted the architecture and the light. We also optimized for the kind of guests who search for “heritage” and “cultural stay” — often longer stays and higher willingness to pay.
We took on co-hosting so the owner didn’t have to manage check-ins, cleanings, or guest messages. Dynamic pricing was set to capture weekends and holidays while keeping weeknights competitive. Within six months, monthly revenue had reached ₹55,000 — a 10x increase.
The owner still uses the house for family when it’s available. The rest of the time it runs as a high-yield heritage listing. The lesson: unique properties need unique positioning and operations that match the product.
