Full story
The owner had 15 acres near Pollachi — land with potential but no structured offering. There was no listing, no clear product, and no way to tap into the growing demand for farm stays and nature getaways. They wanted to turn the asset into a premium, scalable stay without managing day-to-day operations.
We helped convert raw land into structured premium stay units: defined the product (farm stay experience, privacy, nature), planned the first units, and crafted listing storytelling that speaks to NRI travellers and domestic guests looking for authentic, offbeat stays. We mapped seasonal demand and targeted niche audiences — weekend escapes, family reunions, and longer retreats — instead of competing on generic short stays.
From launch we handled positioning, pricing, and operations. We used seasonal demand mapping to push rates and occupancy in peak periods and kept the calendar and messaging aligned with the farm stay promise. The design was scalable from day one: add more units over time without changing the playbook.
Within six months, the Pollachi farm stay was on track for strong monthly potential with a clear path to ₹5L+ as more units came online. The owner focuses on the land and the experience; we handle the rest. For raw or underused land in high-demand corridors, a structured product and operations plan can unlock serious long-term income.
